Full Title Search

A comprehensive search covering all owners in the chain of title. This includes:

• Optional historical search of up to 50 years (available for an additional fee)

Update Search

Covers activity on the property title from the date of the last completed search to the present. Typically performed just before closing, the report includes any newly recorded documents.

Deed Search

Focuses on locating the deed that reflects the full value transfer and initiating a clear chain of title.

Mortgage & Deed of Trust Search

Reviews open mortgages or deeds of trust related to the property. Also captures associated documents such as:

Judgment Search

Checks for judgments against the borrower using databases like LexisNexis. Supporting documents are uploaded with the results.

Lien Search

Searches for any bankruptcy filings related to the borrower using the PACER system, with relevant documentation provided.
