Record Search & Title Examination
We investigate the subject property through our Title Plant Databases and other resources. Our skilled Title Examiners play a vital role in delivering accurate and actionable preliminary title policies or reports. The process begins with a technical review of recorded documents, followed by a detailed interpretive analysis to assess their impact on the property’s title. Based on this, we draft preliminary title policies or generate the requested reports.


HUD
A HUD auction operates similarly to a foreclosure auction, with the distinction that the foreclosing lender is a federal agency. The U.S. Department of Housing and Urban Development (HUD), which insures loans such as FHA mortgages, takes ownership of a property when a government-insured loan goes into foreclosure.
Closing
The closing process finalizes the real estate transaction, culminating in the execution of all necessary documents and completion of the loan. Known in some areas as “settlement” or “escrow,” this process includes signing and delivery of deeds, mortgages, leases, and other documents; disbursement of funds; resolution of outstanding liens; and transfer of hazard insurance.
Closing typically occurs at a title company or occasionally at a law office. It marks the official transfer of title from the seller to the buyer in exchange for payment.

Payoffs
In real estate transactions, the payoff process involves receiving the buyer’s funds and paying off the seller’s debts. This is typically handled by the title company.
Lien Search
City lien searches verify whether any municipal or local liens exist against the property. Our team contacts local or county offices via phone, email, or fax to confirm the property’s status. Conducted a week or two before closing, this search ensures that buyers and lenders are aware of and protected from any unresolved issues or hidden liabilities.
Policy Production
We input all exceptions and details required to generate the ALTA (American Land Title Association) policy document accurately.
Recording
As a courtesy, we record transaction-related documents with the county recorder on behalf of the customer. This service does not imply responsibility for the documents’ accuracy or validity.
E-Recording
We electronically transmit document images received from closing agents to the recorder’s office. Once recorded, we return the official copies to the closing agent promptly.
